Supplemental Report: Vacancy Increases

The following report has been prepared by ACTION based upon data from the records of the Santa Monica Rent Control Board. The data covers units rented from the time period January 1, 2001 through May 31, 2001. There were a total of 823 units reported Citywide for this time period. This report organizes the apartment rental units based upon the Zone they are in (see the accompanying zone map) and the number of bedrooms in the units.

ACTION also looked to see if there were any trends in rents either up or down from January 1, 2001 through May 31, 2001. The conclusions drawn from the ACTION study is that rents have not gone up or down since January 1, 2001, but rather rents were stable during this 5-month period. What is not indicated from the Board data is how many of the 823 reported units are re-rentals after an original market rate rent was obtained for that unit, and how many units are being rented at market rate for the first time during this time period. The next ACTION report will study how many units out of the total amount of approximately 28,000 rent controlled rental units have obtained at least one market rate rental increase.

Zone A:
There were a total of 140 units reported in this Zone. They break down by bedroom count as follows:
Singles: There were a total of 6 single units reported in this Zone. The average rental range for a single is from $775 to $895 per month, The median rent was $850.
One Bedroom: There were a total of 89 one-bedroom units reported in this Zone. The average rental range for a one bedroom is from $1,000 to $2,000 per month, the median rent was $1,450. The Shores reported rents within a range of $2,500 to $4,970 for the 10 one-bedroom units they rented. These rents were excluded from our averages.
Two Bedroom: There were a total of 43 two bedroom units reported in this Zone. The average rental range for a one bedroom is from $1,400 to $2,200 per month, the median rent was $1,750. As can be expected, the higher rents were located closer to the beach. The Shores reported rents within a range of $2,500 to $4,970 for the 9 two bedroom units they rented. These rents were excluded from our averages.
Three Bedroom: There was only 2 units reported. $1,125 and $1,525.

Zone B:
There were a total of 94 units reported in this Zone. They break down by bedroom count as follows:
Singles: There were a total of 17 single units reported in this Zone. The average rental range for a single is from $695 to $895 per month, The median rent was $750.
One Bedroom: there were a total of 41 one-bedroom units reported in this Zone. The average rental range for a one bedroom is from $800 to $1,250 per month, the median rent was $1,075.
Two Bedroom: There were a total of 30 two-bedroom units reported in this Zone. The average rental range for a two bedroom is from $1,300 to $2,000 per month, the median rent was $1,450.
Three Bedroom: There were a total of 6 three-bedroom units reported in this Zone. The average rental range for a three bedroom is from $1,400 to $2,620.

Zone C:
There were a total of 45 units reported in this Zone. They break down by bedroom count as follows:
Singles: There were a total of 21 single units reported in this Zone. The average rental range for a single is from $1,400 to 1,700 per month.
One Bedroom: There were a total of 16 one-bedroom units reported in this Zone. The average rental range for a one bedroom is from $1,000 to $1,500 per month, the median rent was $1,337. The Pacific Plaza reported rents from 1,600 to $2,900 for the 8 units they rented, and the 1221 Ocean Avenue Building reported rents from 7,400 and 8,100 per month for the two units they rented. These rents were excluded from our averages.
Two Bedroom: There were a total of 7 two-bedroom units reported in this Zone. Of these 7 units, 5 were rented by 1221 Ocean Avenue Building with rents from $7,000 to $9,600 per month. The other two units were 1,200 and 1,350.
Three Bedroom: There was only 1 unit reported. The 1221 Ocean Avenue Building reported rent at $5,250.

Zone D:
There were a total of 79 units reported in this Zone. They break down by bedroom count as follows:
Singles: There were a total of 3 single units reported in this Zone. The average rental range was $800 per month.
One Bedroom: There were a total of 56 one-bedroom units reported in this Zone. The average rental range for a one bedroom is from $950 to $1,100 per month, The median rent was $980.
Two Bedroom: There were a total of 17 two-bedroom units reported in this Zone. The average rental range for a two bedroom is from $1,200 to $1,600 per month, The median rent was $1,300
Three Bedroom: There was only 3 units reported. The average rent was $1,525.

Zone E:
There were a total of 164 units reported in this Zone. They break down by bedroom count as follows:
Singles: There were a total of 42 units reported. The average rent for a single is $1,000 per month. The median rent was $800 per month.
One Bedroom: There were a total of 73 one-bedroom units reported in this Zone. The average rental range for a one bedroom is from $1,000 to $1,400 per month, the median rent was $1,100
Two Bedroom: There were a total of 46 units reported in this zone. The average rental range for a two bedroom is from $1,300 to $1,800 per month. The median rent was $1,550.00
Three Bedroom: There was only 3 units reported. The average rent was $1,800.

Zone F:
There were a total of 136 units reported in this Zone. They break down by bedroom count as follows:
Singles: There were a total of 17 single units reported. The average rental range for a single is $850 to 1,200 per month. The median rent was $800 per month.
One Bedroom: There were a total of 79 one-bedroom units reported. The average rental range for a one bedroom is $1,200 to $1,600 per month. The median rent was $1,400.00
Two Bedroom: There were a total of 38 two-bedroom units reported. The average rental range for a two bedroom is from $1,700 to $2,200 per month. The median rent was $1,975.00
Three Bedroom: There was only 2 units reported. The average rent was $2,800.

Zone G:

There were a total of 165 units reported in this Zone. They break down by bedroom count as follows:
Singles: There were a total of 20 single units reported. The average rental range for a single is $800 to $950 per month. The median rent was $875 per month.
One Bedroom: There were a total of 68 one-bedroom units reported. The average rental range for a one bedroom is $1,000 to $1,700 per month. The median rent is $1,375.
Two Bedrooms: There were a total of 62 two-bedroom units reported. The average rental range for a two bedroom is from $1,600 to $2,100 per month. The median rent is $1,750.
Three Bedroom: There was 12 three-bedroom units reported. The average rental range was from $1,600 to $2,500. The median rent was $2,000.
Four Bedroom: There were a total of 3 four-bedroom units reported. The rents were $2,300, $2,600 and $3,200 per month.
